Why the load profile decides the design
A commercial photovoltaic system is sized against consumption, not against roof area. That is the single largest difference between a commercial specification and a domestic one, and it is where most of the value in the Nicosia district sits.
Warehousing, light manufacturing, offices and cold storage across the industrial areas of Latsia, Geri and Strovolos share a pattern: demand is concentrated in daylight hours, Monday to Friday, and it peaks in summer when cooling load is highest. Photovoltaic generation follows almost exactly the same curve. A business whose consumption sits on top of the generation profile can use most of what it produces on site, which is worth considerably more than exporting it.
The corollary matters just as much. An operation that runs at night, or one that closes for a long summer shutdown, has a much weaker case at the same roof area and the same capital cost. Any credible commercial proposal therefore starts with interval consumption data rather than with a roof plan. A proposal that arrives without asking for half-hourly or monthly consumption has been sized on guesswork.
What the roof stock allows
Industrial buildings in this district are typically single-storey with large, uninterrupted flat or shallow-pitched roofs. That geometry is favourable: long unbroken runs mean fewer strings, less cabling and a cleaner layout than the cluttered domestic roofs a few streets away.
Three structural questions decide whether the roof is usable at the intended size. The first is load capacity, since ballasted mounting on a flat roof adds weight across the whole area rather than at discrete points. The second is roof age and remaining service life, because a photovoltaic array installed over a membrane with five years left will have to come off and go back on. The third is penetration policy, as some warehouse roofs and their warranties do not tolerate fixings at all.
A structural assessment before contract, not after, is the norm for anything at commercial scale. On buildings in the industrial zones around Latsia, plant access is rarely the constraint that it becomes on tight urban sites, which keeps the cost of that assessment and any remedial work more predictable.
Heat, dust and what they cost over time
Being inland removes salt corrosion from the specification and replaces it with two other pressures.
Heat is the first. Nicosia has the widest temperature swing of any district in Cyprus, and module output falls as cell temperature rises. On a large flat roof this argues for mounting that leaves an air gap and for inverter sizing that accounts for real summer conditions rather than standard test conditions. It is also an argument for where the inverters live: a shaded, ventilated position extends their working life, and inverters are the component most likely to need replacing first.
Dust is the second, and it is the one commercial operators tend to underestimate. Inland sites collect airborne dust, and industrial estates add their own. Soiling reduces output gradually and invisibly. Cleaning frequency in Cyprus is normally discussed in terms of several visits per year rather than one, and on a large array that is an operating cost worth putting in the model at the outset instead of discovering later.

Commercial installations are priced per project, and cost per kilowatt at commercial scale is normally lower than the residential band. Verification before commitment
The Republic's Energy Service publishes a register of solar photovoltaic installers. Checking a contractor against it is a short piece of due diligence and is worth doing before a tender is awarded rather than after.
For an installation of any size, references from comparable commercial sites are more informative than a domestic portfolio. A contractor who has completed warehouse roofs in this district has met the ballast, membrane and access questions before, and that experience shows up in the programme rather than in the brochure.
Programme, disruption and the parts that are not the roof
Commercial installations are judged on disruption as much as on capital cost, and the disruption is rarely where operators expect it.
Mounting modules on a large flat roof is comparatively undisturbing: the work happens above an occupied building and rarely stops it. The interruptions come from the electrical side. Connecting the system to the distribution board requires planned outages, and on a site with cold storage, servers or continuous process equipment those outages need scheduling against production rather than against the installer's calendar. A programme that names the shutdown windows has been written with the business in the room.
Grid connection is the other timeline that sits outside the contractor's control. The application to the electricity authority runs on its own schedule, and approval conditions can arrive late enough to affect commissioning. A proposal that treats the connection date as certain is describing a best case. The useful question is what happens to the programme and the price if conditions are attached.
Metering and what the system is measured against
A commercial system should arrive with monitoring that reports at the level the finance function needs, not only a consumer app. Generation data on its own does not answer the question that matters, which is how much of that generation the site consumed rather than exported.
Where the original sizing was done against interval consumption data, the same data provides the baseline to measure against afterwards. Where it was not, there is nothing to compare the first year of operation with, and any shortfall becomes a matter of opinion. Establishing that baseline before commissioning costs nothing and settles the argument in advance.
