Two districts in one

Limassol has changed faster than any other district in Cyprus over the past decade, and a photovoltaic specification written for one part of it can be wrong for another a few kilometres away.

Along the coast, from the centre through Germasogeia, the constraint is salt. Direct marine exposure loads mounting systems, fixings and any exposed metalwork in a way that inland districts never see. This is not a detail to leave to preference: an aluminium frame with the wrong grade of steel fastener will show its age long before the modules do. Any quote for a sea-facing roof should name the fixing specification rather than describe the frame as "high quality".

Inland, at Kato Polemidia, Ypsonas and Agios Athanasios, the salt pressure falls away and the questions become ordinary ones about roof condition, shading and cable runs. Pissouri, thirty kilometres west of the city, is different again: distance from the main contractor base in Limassol adds travel time to day rates, and the village has known ground movement in places, which makes any structural question worth settling before work is priced.

The shading problem nobody mentions in June

Seafront Limassol now has a skyline. That is a genuine and specific complication for photovoltaic systems on the buildings around it, and it is one that a summer site visit will not reveal.

Cyprus winter sun sits low. A tower two streets away that casts nothing onto a neighbouring roof in midsummer can put a moving shadow across it for hours in December and January. Because photovoltaic modules are wired in strings, partial shading does more damage than its area suggests unless the system is designed around it, using module-level electronics or a string layout that isolates the affected area.

The practical test is straightforward: a survey that has considered winter sun will say so, and will explain what it found. One that has not will describe the roof as unshaded on the strength of a sunny afternoon.

Who actually owns the roof

Much of the district's residential stock is apartments, and Kato Polemidia in particular carries a large volume of older blocks where communal works are the recurring local job.

On an apartment block the roof is common property. An individual owner cannot allocate part of it to a private system without a decision from the block, and that decision needs to exist in writing before any deposit changes hands. Where a whole block installs together the economics improve, because survey, access and grid application costs are spread across several systems rather than carried by one.

Hillside villa development at Parekklisia raises the opposite issue. New building on sloping ground east of Limassol means access, retaining walls and groundworks shape many quotes, and a roof that is simple to work on may sit at the end of a site that plant cannot easily reach.

Cost per kilowatt falls as system size rises, because the fixed elements — the survey, the access, the electrical work, the grid-connection application — cost much the same at three kilowatts as at ten. A small system will therefore look expensive per kilowatt while still being correctly sized for a small household.

Comparing quotes without guessing

The reliable method is to remove the variables. Every installer should receive the same roof photographs, the same recent electricity bills, and the same description of what the system is meant to achieve. Three quotes for three different systems are not comparable, however carefully they are read.

Where one quote comes in well under the others, the explanation is usually scope rather than margin. The items most often missing are the grid-connection application, the electrical certification, the isolators and the cable run from roof to consumer unit.

Checking the contractor

Connecting a generator to the grid is regulated electrical work, and the electrical side carries more risk than the mounting side. The name of whoever will carry out and certify that work belongs in the quote.

For the photovoltaic side, the Republic's Energy Service maintains a public register of solar photovoltaic installers, which takes moments to consult.

For a coastal installation, one further question is worth asking directly: what the warranty says about corrosion, and whether it distinguishes between the modules, the mounting system and the fixings. Those three components rarely carry the same terms, and on a seafront roof it is the fixings that are tested first.

Cleaning and the cost of running the system

Limassol adds two kinds of soiling that inland districts do not, and both affect what an installation produces over a year.

Salt film settles on module glass near the sea and does not fully clear with rain. Construction dust is the second source: the seafront has been a continuous building site for a decade, and dust from nearby work lands on roofs that are otherwise clean. Neither effect is dramatic in any single week, which is exactly why it goes unnoticed — output falls gradually and without any fault code.

Guidance for Cyprus generally describes several cleaning visits a year rather than one, and coastal roofs sit at the higher end of that range. The published cost level for a cleaning visit is a small figure against the capital cost, but it belongs in the calculation at the point of purchase rather than as a surprise in year two.

Roof works and sequencing

A photovoltaic array is not a permanent fixture in the way the roof beneath it is. Where a flat roof is approaching the end of its waterproofing life, the sensible sequence is to renew the membrane first and mount afterwards. Taking an array off and refitting it later costs more than waiting a season.

This sequencing question is particularly relevant across the district's older apartment stock, where balcony and roof waterproofing is already a recurring communal job. A block planning both should treat them as one project. Two contractors working a year apart on the same roof will each disclaim responsibility for the other's work, and the owner is left holding the gap between them.
