A grid connection is not a product a contractor sells. It is a permission the Electricity Authority of Cyprus grants once an application, a design and a certified installation line up, and no installation is energised before that happens. What is being chosen is therefore the firm that prepares the paperwork and builds to the standard the paperwork describes. Three things can be established before anything is signed: that the electrical contractor holds a current registration, that whoever seals the design is entitled to seal it, and that the quote names the connection type and capacity the property will actually receive rather than the one that is quickest to apply for.

What can actually be verified

Almost every claim a contractor makes about speed, relationships or approval rates is unverifiable. A narrow set of claims is not, and that narrow set is where a buyer's attention belongs.

The registration of the electrical contractor is a matter of record. So is the professional registration of the engineer who signs the design, held by the Cyprus Scientific and Technical Chamber, whose register is public. So is the company itself — the trading name on a quotation and the legal entity that would be liable are frequently not the same thing, and the Registrar of Companies will show which entity exists, when it was incorporated and who directs it.

Insurance is verifiable, but only if the check is done properly. A certificate proves a policy existed on the day it was issued. What matters is whether cover is live on the dates of the works and whether the indemnity limit is proportionate to the value of the roof and the switchboard being worked on.

Prior applications are semi-verifiable. A firm that regularly lodges connection applications can describe the current submission format, the documents the authority asks for and the point at which meter works are scheduled, without hesitating. A firm that cannot will improvise, and improvisation is audible.

Registrations that matter

Not every credential on a letterhead carries weight in this process. The ones that do fall into four groups.

  1. Electrical contractor registration

    Installation work and the certificate that accompanies it must come from a registered contractor. This is the registration the authority relies on when it accepts that an installation is safe to connect, and an installation certified by an unregistered party creates a problem that is expensive to unwind after the fact.

  2. ETEK registration for the designer

    Where a design, a single-line diagram or a load calculation is submitted, the person sealing it is registered with ETEK in the relevant discipline. The register is searchable, and the discipline matters — an electrical installation is not a civil registration's territory.

  3. Registrar of Companies entry

    Check the legal entity, its incorporation date and its directors against the name on the quotation. Trading names change more often than companies do.

  4. Tax and VAT registration

    A contractor who cannot issue a compliant invoice cannot be pursued comfortably later, and the absence of a VAT number on a quotation for work of this size is information in itself.

Anything beyond these — manufacturer training badges, partner tiers, membership logos — describes a commercial relationship with a supplier. That is not worthless, but it is not a registration, and it should not be presented as one.

Questions to ask

The questions below are worth asking in writing, because written answers become part of the contract and spoken ones do not.

Which connection is being applied for, and at what capacity? The standard low-voltage supplies are 230 V single phase and 400 V three phase at 50 Hz. A property with a heat pump, a pool plant, workshop machinery or an EV charger on top of a PV array frequently belongs on three phase, and the answer should be derived from a load schedule rather than from habit.

Who signs the installation certificate, and under which registration number? If the person who quotes and the person who signs are different, both names belong on the document before the deposit is paid.

What happens if the authority requires a load assessment or network reinforcement? In dense tourist-area networks — Germasogeia is the standard example, where holiday-let density has loaded local feeders hard — export applications routinely trigger an assessment. Whose cost that becomes should be written down before it arises, not negotiated after.

What export arrangement is the application being made under, and what export limit will be programmed into the inverter? The regulatory framework for metering arrangements sits with the energy regulator, and the specific scheme being applied for should be named on the quotation in words, not implied.

What is excluded? Trenching, meter cabinet relocation, builder's work, making good, scaffolding and authority fees are the usual omissions. In older Strovolos blocks, where the meter room and the risers are common property, the cost of getting from the roof to the board is often larger than the cost of the board work itself.

Who attends the inspection? The correct answer is the contractor, with the certificate, the drawings and the equipment documentation in hand.

What a good quote looks like

Rates give a sense of the market. A quotation gives a sense of the contractor, and the difference between a good one and a poor one is visible on a first reading.

A good quotation separates contractor scope from authority fees, because the second is not the contractor's revenue and folding the two together hides both. It names equipment by manufacturer and model number, not by category. It states the connection type and capacity applied for. It carries a programme expressed in working days from the date the application is accepted rather than from the date of signature, which is the only honest way to describe a timeline that depends on a third party. It lists deliverables at handover: the installation certificate, the as-built single-line diagram, the equipment documentation and the commissioning record.

Payment structure is a tell of its own. Milestones tied to lodgement, installation completion and energisation align the contractor's cash flow with the buyer's progress. A large deposit tied to nothing does the opposite.

Warning signs

  • A connection date promised before the application is lodged. The date is not the contractor's to give. A firm that gives it anyway is managing the sale, not the project.
  • "Turnkey, all permits included" with no breakdown. Authority fees are fixed and knowable; a contractor unwilling to show them separately is either marking them up or has not looked them up.
  • No registration number anywhere on the document. Registered contractors put their number on paperwork as a matter of routine.
  • Any suggestion of energising before inspection. Temporary workarounds around metering are not a shortcut; they are a liability that transfers to the property owner.
  • Single phase proposed for a three-phase load because "the application is faster". The application is not the asset. The supply is.
  • Cash-only pricing without a compliant invoice. It removes the paper trail precisely where a paper trail is most needed.
  • Unwillingness to name the export arrangement. Vagueness here is not brevity, it is deferral.

Access shapes cost more than most buyers expect. On the steep hillside plots above Peyia, delivery vehicle and crane size is constrained by the approach road, and a contractor who has not driven the route has not priced it. Around Polis Chrysochous, distance from the contractor base in Paphos shows up as travel time inside a day rate whether or not it is labelled as such. Both are legitimate costs. Neither should appear as a surprise variation.

Common questions

Does a grid connection require a registered electrician?

Yes. The installation work and the certificate that supports the connection come from a registered electrical contractor, and the authority relies on that registration when it accepts the installation as safe to connect.

How long does the application take?

The honest answer is that the contractor controls only part of it. What determines the elapsed time is whether the submission is complete on first lodgement, whether the local network requires an assessment, and whether meter works need scheduling. A complete first submission is the only part of that a buyer can influence, and it is the part a good contractor earns their fee on.

Is three phase necessary for solar?

Not automatically. It becomes necessary when the total connected load, the inverter rating or the balance across phases requires it, and that is determined by a load schedule. Three phase is 400 V, single phase is 230 V, and both run at 50 Hz.

Can the application be lodged before the roof works finish?

Sequence depends on what the submission has to contain. Where equipment must be named and rated in the application, changing the inverter or the array afterwards means the application no longer describes the installation. Confirm with the contractor which items are fixed at lodgement.

Are authority fees included in a contractor's quote?

Sometimes, but they should always be shown as a separate line. A quotation that cannot distinguish between the contractor's price and a fee paid onward to the authority is not detailed enough to compare against another quotation.

What should be retained after energisation?

The installation certificate, the as-built single-line diagram, the connection correspondence, the equipment documentation and the commissioning record. These are the documents a future buyer's surveyor will ask for, and reassembling them years later is considerably harder than filing them once.
