Solar panel efficiency in Nicosia, and what it costs

What module efficiency is worth on a Nicosia roof, what installed PV costs in the district, and the heat and mounting factors that move the real figure.

Module efficiency is not something a Nicosia installer charges separately for. Grid-tied residential PV in the district runs from roughly €900 to €1,300 per kWp installed, with a median near €1,080, and the efficiency figure on the datasheet only changes where that money goes: fewer, denser modules on a constrained roof, or more of them on a roof with area to spare. In the hottest district on the island, the specification that decides annual output is not efficiency at all — it is the temperature coefficient and how the modules are mounted.

Local market summary

Nicosia carries the deepest installer base in Cyprus and the district ranges sit exactly on the national median, which makes it the useful reference point for reading a quote from anywhere else. Certified electrical labour runs from about €32 to €65 an hour with a median near €45.

The building stock splits the market in two. Strovolos, Lakatamia, Aglantzia and Latsia hold a large stock of 1970s to 1990s apartment blocks, mostly flat concrete roofs already carrying thermosiphon water tanks, lift machine rooms and air conditioning condensers. Usable area on those roofs is a fraction of the plan area, it is common property, and it is shaded in patches for part of every day. That is the situation where module efficiency earns a premium: when the clear area is fixed and small, the difference between a 20% and a 23% module is installed capacity that has nowhere else to go.

The second market is the newer detached and semi-detached housing in Geri, Tseri, Dali and Kokkinotrimithia, plus the commercial and light-industrial belt running out toward Kokkinotrimithia. Roof area there is not the binding constraint. On those buildings the highest-efficiency module on the market buys nothing that a slightly larger array of ordinary modules would not buy for less.

Commercial rooftops are priced on a different basis again — roughly €700 to €1,050 per kWp installed for three-phase systems in the 50 to 250 kWp band, with a median near €850. The unit rate falls with scale because the design, the connection work and the mobilisation are shared across more capacity.

What it costs here

Efficiency is a ratio: rated output divided by module area at Standard Test Conditions — 1,000 W/m² of irradiance, a cell temperature of 25 °C and the AM1.5 reference spectrum. Mainstream monocrystalline modules sit at roughly 20 to 23% on that basis. Because systems are priced per kWp and not per module, a higher-efficiency module does not move the headline rate much. What moves a Nicosia quote through the range:

  1. Roof type and the mounting system it forces

    A flat concrete roof needs a tilt frame, and that frame is either ballasted or penetrating. Ballast adds dead load a 1970s slab may not have been designed for; penetration means opening a waterproofing layer and reinstating it. Both cost more than rail on a pitched tile roof.

  2. Clear area against obstruction

    Water tanks, condensers, parapets and lift housings both consume area and cast moving shadows. Working around them raises labour and pushes the design toward more modules per square metre.

  3. Cable run from array to meter

    In a block, the run is roof to a meter room several floors down through risers never drawn with a DC cable in mind. On a house in Tseri it is a few metres.

  4. Condition of the existing board

    Boards from the 1980s and 1990s frequently need replacing before an inverter can be connected compliantly.

  5. Array to inverter ratio

    A DC to AC ratio of roughly 1.1 to 1.3 is normal on Cyprus roofs. Push higher and the inverter clips through the middle of the day.

Local conditions that change the job

Heat is the first and it is specific to this district. Nicosia's inland position gives the widest temperature range on the island, and there is no sea breeze to carry heat off a roof in the afternoon. Cell temperature on a Nicosia roof in July sits far above the 25 °C at which the datasheet figure was measured, and with a temperature coefficient of Pmax around −0.30 to −0.35 %/°C, every degree above that is output the array never produces. A module with a better coefficient and a slightly lower efficiency will out-produce the reverse combination here across a year.

That makes the mounting system a performance component rather than a bracket. Modules laid flat against a concrete roof run hotter than modules on a raised tilt frame with airflow behind them, and the gap is largest in exactly the months that matter. Standoff height, row spacing and orientation of the rows against the prevailing summer wind are all decisions that change annual yield. Ask what standoff the quoted frame gives, and treat any answer that treats the frame as a commodity as a warning.

Dust is the second. The Mesaoria plain generates its own, and Saharan episodes coat an array across the district within hours with no coastal rain to clear it. Maintenance visits run from about €60 to €180 with a median near €95 for a clean, inverter check and output report, and in this district the interval is set by the dust rather than by a generic annual schedule.

The third is administrative. On a shared block roof the array occupies common property, so written agreement from the management committee, and clarity about who owns the installation if a flat is sold, come before the technical design. The connection application itself is submitted by the installer before commissioning, with around 45 days typical processing.

Two things are worth confirming on paper. Modules should be qualified to IEC 61215 for performance and IEC 61730 for safety, and the quote should name them. On a three-phase or commercial roof the person signing the design should be an engineer registered with ETEK, and on a ballasted frame over an occupied block the structural loading should be signed by someone qualified to sign it.

Common questions

Does a higher-efficiency module produce more energy on the same roof?

Only if the roof area is the constraint. Efficiency sets watts per square metre, not watts per euro. Where the roof has spare area, a larger array of ordinary modules reaches the same kWp for less. Where a Strovolos block offers a single clear patch of roof, efficiency is the deciding specification.

Which datasheet number matters most in Nicosia?

The temperature coefficient of Pmax, at around −0.30 to −0.35 %/°C on current modules. Nicosia's inland heat means the array spends the productive half of the year well above the 25 °C test condition, and that coefficient governs how much output survives the difference.

Is a tilt frame worth the extra cost on a flat roof?

Generally yes, for two reasons that compound: it sets a working tilt for annual yield and it puts air behind the modules, which lowers cell temperature. The trade-off is row spacing, because tilted rows shade each other unless spaced, and spacing consumes the roof area the frame was meant to use well.

How often does an array need cleaning here?

More often than on the coast, because there is less rain to do the work. Soiling loss builds gradually enough to go unnoticed and is large enough over a year to matter. A visit including a clean, inverter check and output report runs from about €60 to €180.

What should a Nicosia quote contain?

Module make, model, rated power, efficiency and temperature coefficient, with the IEC qualifications named; the mounting system, its standoff height and whether it is ballasted or penetrating, with the loading stated; the clear roof area assumed and the shading survey behind it; the DC to AC ratio; the cable route with its length; and who submits the connection application and when.
